Notice of Election Rules Update

Here are the Updated Election Rules that the Board of Directors adopted at an open meeting of the Board on February 2, 2023. These new Election Rules are to comply with changes in California law affecting the way membership votes in homeowner associations are to be conducted.

The law requires our Association to adopt Election Rules consistent with these new requirements. The Board has consulted with the Association’s legal counsel to develop Election Rules that comply with the requirements of the law, and which will work in a practical way for our Association. These Election Rules will apply to elections of directors as well as any other official votes by the membership.

HOA Monthly Dues Increase to $415.80 on 4/1/23

From letter sent to homeowners on February 20, 2023

Dear Homeowner,

This correspondence is to officially notify you that the Board of Directors approved to increase the monthly dues, due to rising costs of budgetary items. It has been determined that a 10% Increase in HOA Dues is required to meet the projected expenses for the upcoming year. The Monthly Dues Increase will begin on April 1, 2023.

Monthly Breakdown:
Current Dues: $378.00
Dues as of April 1, 2023 – $415.80

Unplanned Water Shut Off 3/12/23

As you may be aware, the water has been shut off to the building, sporadically. This was done without the authorization of the BOD or April (HOA Mgmt Company). We know how inconvenient this can be and we are working hard to resolve the problem. Because of the ease at which a single individual can ruin the weekend of everybody in the building we will consider more permanent measures to ensure the security of the plumbing. Thank you for your patience.

New HOA Management Company

Oakcrest Manor HOA will no longer be working with RG Investments. I’m happy to announce that we have signed up with AT Management (April Thomas & Associates, Inc). If you have already sent your payment to RG Investments that’s ok. This writer also sent his Oct payment to RG Investments. It could take up to 60 days for the finances to settle down, so please be patient. All owners should receive a welcome packet soon.

The BOD is very optimistic about working with AT Management and look forward to better times ahead.

Reminder: AT Management is not a landlord. As an owner you are responsible for your unit. AT Management primary responsibility is to maintain the overall building and common areas. If you are a renter, then please follow up with the unit owner.

Starting Oct 1st, AT Management can be reached Monday through Friday, 8:30 a.m. to 4:30 p.m. and are also available 24 hours a day for “emergency” calls regarding the common area, which would include flood, fire, etc. All other calls will be returned the next business day. Water Shut-Off 8/9/22

The water has been shut off so plumbing repairs can be made.  The BOD only found out about the shut-off after the water was shut off.  Water services will resume about noon.

If you know that water will be shut off, please send a note to the BOD (and Juana) so we can send out a notice to owners and tenants.

BOD Budget Meeting 6/9/22

The Board of Directors’ will be holding a special meeting this Thursday, June 9th at 1:30PM. This is an open meeting to all members who wish to attend. The purpose of this meeting is to review the following Agenda Items;

  • Review Financials
  • Review (Proposed Special Assessment)
  • Implement 5% HOA Dues
  • Open for new business (2 min per member)

The meeting will be held via Zoom, and meeting instructions will be sent via email. We hope you can join us on Thursday, June 9th at 1:30pm, to share your thoughts and concerns.

Trash Not Picked Up Because of Dumping

Sanitation workers have a tough job. When a dumpster is blocked, or movement is restricted they will not pick up our trash. The HOA still pays full price for trash service despite the fact that it wasn’t picked up. The HOA will review the surveillance footage and fine the owner of the unit $500 for dumping. If you have large or bulky items that you can’t take to the city dump, then please use a hauling or dumping service.

This was dumped directly under the $500 fine warning sign.
